What Sets Us Apart We Answer Calls After Hours and on Weekends!! Easy Communication Just as it is easy for prospective tenants to contact us, the same goes for our property owners. If you have questions you can always reach an informed person. We try very hard to have everyone in our company be informed about each of our owners and their properties so that when you call you will receive informed answers. Many property management companies assign a single manager to your property. What if this manager is in a meeting or out of town? We have set up systems, frequent meetings, and cross-training to have everyone in the company informed.
Lower Maintenance Costs We have negotiated discounts with vendors for cleaning, painting, advertising, HVAC, appliances, floor coverings, etc. We pass these discounts directly on to you. We are constantly looking for ways to reduce maintenance costs and negotiating with vendors. We inspect maintenance calls before sending out costly repair persons. The only maintenance we do in-house, is routine and preventative maintenance that we can do cheaper than anyone else, and by doing so avoid future expenses and provide better management (i.e. furnace filters, lawn care, snow removal, etc.) If we are at your property for an inspection, or a showing, we fix minor things for free. Any work we do in under 30 minutes is free. We inspect properties frequently and are on 24/7 emergency response to stop problems before they become disasters.
Personal Showings Our top priority is filling vacancies with quality tenants. We have found the most effective way to do this is first by answering calls, but equally as important, showing the property according to the prospective tenants schedule. We show units at all hours during the day, after hours, and on weekends. Whenever possible, we personally show the unit so we can negotiate and point out the unique strengths of the property. Most property management companies try to fit showings into their own schedules or have prospective tenants come into their office to check out keys to show themselves. These methods just don't work.
Better Information We realize that even though you hire us to deal with all the day to day issues of property management, you still want to be informed. We send emails as needed informing and reminding you of any work being done on your property, or any special circumstances. We also send out monthly detail reports showing descriptions of income and expenses. Most importantly, as stated above, it is easy to contact an informed person by phone or email anytime you have a question.
